We target four categories of ski and mountain assets across North America. A property does not need to check every box, and we look at both on-market and off-market opportunities.
Operating ski resorts
Resorts with deferred maintenance, aging lift infrastructure, or capital-constrained ownership. We buy resorts that need investment, not just cash flow.
Distressed & closed assets
Closed or distressed ski properties with redevelopment or reopening potential. Ownership complexity or deferred capex does not disqualify a deal.
Ski-adjacent real estate
Base area land, resort community parcels, and other mountain real estate adjacent to an existing or former resort operation.
Entitled development sites
Mountain resort sites with approved or in-process master plan entitlements, where the permitting groundwork is already underway.
